Job Summary
The Facilities Management Department is the principal department responsible for the maintenance, repair, operation, and modification of campus facilities, grounds, and custodial. Under general direction from the Director of Facilities Management, the incumbent is responsible for managing the day-to-day operations including preventative maintenance programs, facilities projects services, non-routine projects, attending meetings, reviewing plans, maintaining specification documentation, ensuring consistent application of standards, conducting inspections, and serving as the liaison between Facilities Management and Design and Construction Services.
Key Responsibilities
- Provides managerial oversight for the day-to-day operations of the building's trades; facilities project services; grounds; custodial services; warehouse; customer service.
- Provides direct managerial oversight for building trades and MEP staff.
- Reviews department operations and develops tools for analysis, generates reports and represents the university in Facilities related matters with various internal and external campus constituents including the Chancellor's Office, other CSU campuses, the surrounding cities and counties, and various professional organizations.
- Develops and maintains cost estimates, ensures adherence to preventative maintenance specifications and standards, reviews plans, coordinates work and inspects final product to ensure compliance.
Proven abilities in data collection for the purpose of benchmarking, analysis, and process mapping. Knowledge of human resources. Excellent interpersonal oral and written communication skills; ability to interact positively with individuals on campus. Advanced computer knowledge and experience using IBM PC or compatible. Advanced proficiency in Word, Excel, and Power Point, in a windows environment. This individual must possess exceptional communication and leadership skills. This selected candidate must be able to provide consistent leadership and support to the department and campus, and represent the department well to the campus community.
Ability to:
Provide written reports, correspondence, policy/procedures, and manuals. Conduct in-house audits and cost analysis for various Facilities Maintenance projects. Analyze complex problems and situations and make appropriate recommendations, understand the complex relationships of individual campus department needs campus goals, budgets, and external requirements. Coordinate, manage, and track multiple project activities concurrently. Plan, assign, lead and/or manage the work of subordinate staff and contractors. Develop, read, and interpret building plans, specifications, reports and bid documents. Anticipate and evaluate project risks, identify mitigating factors, and resolve problems among staff members. Ensure compliance with approved plans and specifications. Prepare and present clear and concise administrative and technical reports.
Knowledge of:
Budget management and construction economics. Civil engineering and design and construction principles and practices. Building code and construction procedures and requirements. General principles of sanitary and storm water engineering. Development review processes and procedures
Ability to communicate with an ethnically and culturally diverse campus community. Ability to follow all university policies, procedures, and guidelines including but not limited to safety, civility, information security, and non-discrimination policies and procedures. Ability to contribute to a positive university experience for each and every student, and assist in achieving the university's commitment to a "vision of excellence."
Education and Experience
Graduation from a recognized college or university with an associate degree or Bachelor's degree preferably in engineering, facilities technology, construction management or related field. At least five (5) years of progressively responsible professional experience in higher education and facilities / construction management. Preference will be given to individuals with greater breadth of experience within the facilities management area. A thorough understanding of the organizational complexities and human dynamics of modern urban Universities is required. Demonstrated ability to work with diverse campus groups and individuals and bring consensus and resolution to problems.
